Guaranteed Rent - Every Month
Even the best tenants fall on hard times. In fact, most rent defaults are due to an inability to pay when circumstances change – like losing a job, a relationship breakdown, or long term sickness – rather than a refusal to pay.
While you may be sympathetic, you still needs to pay your mortgage, and we can help. Lumo Properties have partnered with HomeLet, the UK's largest tenant referencing and specialist lettings insurance company to secure your rental payments for just an additional 2%.
This means that any rental defaults will be reviewed by us as your agent, ensuring:
- Cover for the total monthly rent, no matter how many tenants are on the tenancy agreement
- 100% of the monthly rent paid for up to six months from the date of the first arrears
- Legal expenses up to £50,000 to cover eviction costs if the tenant is in breach of their tenancy agreement
- Cover of breaches of the tenancy agreement by the tenant, including non-payment of rent and expired section 21 notices 50% of the rent paid for up to two months after vacant possession has been obtained, whilst new tenants are found
- Six or 12 month cover to suit the tenancy

We outsource the gas safety certificates, EICR certificates, EPC, detailed Checkout, and check-in, from third-party companies, hence will advise you on the cheapest possible quotes from them. And we don't charge any extra commissions to it. Whatever is quoted is passed on to the landlord without any additional commissions. All with clarity and honesty.
